What it covers

A homeowners policy has four jobs: rebuild the house, replace what is inside it, cover you if someone is hurt on your property, and pay for somewhere to live while repairs happen. The details are where policies differ. We quote on replacement cost rather than market value, because what it costs to rebuild in Clinton County has little to do with what a house sells for. We also add the endorsements that matter here: water and sewer backup, service line, equipment breakdown, and flood, which no standard homeowners policy includes.

Why quote it with an independent agent

Flood is the coverage most people learn about too late. Standard homeowners policies exclude it, and along the Mississippi that matters. We write flood through Wright Flood and Progressive and will tell you plainly whether your address needs it. On the rest of the policy, we review replacement cost, water and sewer backup, and the local endorsements so you are not surprised after a storm.

Good to know

Two details drive most claim surprises. The first is the roof: many carriers now pay depreciated value on older roofs after wind or hail unless the policy includes a replacement-cost roof endorsement, so roof age and the deductible that applies to wind and hail are worth a conversation before you need them. The second is water. Damage from a backed-up sewer or a failed sump pump is excluded on a standard policy and added by endorsement, and along the river that endorsement is not optional in our view.

Replacement cost matters on contents as well as the house. Without it, a ten-year-old sofa or television is paid at what it is worth today rather than what it costs to replace. Scheduled valuables, such as an engagement ring or a shotgun collection, get their own agreed limit and are covered for loss and mysterious disappearance, which the base policy is not.
